One list instead of six portals and an inbox

What goes wrong in a small appraisal office, and what changes

“Orders arrive from six portals and an inbox”

Each lender and AMC sends orders its own way, with its own fee and due date, so nobody has one list of what's open.

Every order goes in one list with its client, fee, report due date and the appraiser who has it.

“A late report costs you the panel”

AMCs score turn times. A missed inspection or a report two days late is how a firm drops down the rotation.

The dashboard opens on late orders and everything due in the next three days, with whose desk it's on.

“Revision requests come back weeks later”

The stip arrives after you've moved on, gets buried in email, and the fee waits until it's cleared.

Log each revision with its own due date. The order shows Revision requested until the last one is completed.

“Which AMC still owes us?”

Fees from AMCs trickle in 30 to 60 days after the report, and nobody tracks them by order.

Reports sent and not paid are listed by age against each client's payment terms, with the total owed.

“The trainee log is a spreadsheet nobody signs”

State boards want trainees' experience hours with supervisor sign-off, usually kept on paper until renewal panic.

Trainees log hours per order and task; their supervising appraiser signs each entry; the log exports to CSV.

Already in a spreadsheet?

Import your client list from CSV, then enter only the orders that are still open.

Order pipeline

From engagement letter to paid, in six statuses

  1. 01

    Received

Entered from the engagement letter: client, fee, report due date, appraiser.

  2. 02

    Inspection set

Booking the inspection time moves it here and puts it on the calendar.

  3. 03

    Inspected

The appraiser marks it once they've walked the property.

  4. 04

    Report sent

The sent date is stamped and the payment clock starts.

  5. 05

    Revision requested

Logging a revision puts it back on someone's desk until it's done.

  6. 06

    Paid

The office records payment; the order drops off the open list.

Inspection calendar

Every inspection on one calendar, each appraiser's on their phone

Book the time on the order and it shows on the month calendar and on this week's list on the dashboard. Appraisers see only their own appointments, with the address one tap away.

Appraiser trainee experience log

A supervision log the supervisor actually signs

Trainees log each block of work against the order it was on: the task, the hours and what they did. Their supervising appraiser signs entries off from the same list, signed entries lock, and the totals by task are always current. Export the log to fill in your state board's experience log form.

Revision requests and unpaid fees

The two things that hold up getting paid

Revision due Thu

Each revision request is logged on its order with what the underwriter asked for and its own due date. The order sits in Revision requested, on the appraiser's list and the late board, until the last request is marked completed.

42 days, net 30

Give each client its payment terms. Reports sent and not paid are listed by how long ago they went out, flagged once they pass the client's terms, with the total owed per client on the Clients page.

  1. 1

    Add your clients and team

Lenders, AMCs and private clients with their usual fee and payment terms. Then your appraisers and trainees with license numbers, expiry dates and who supervises whom.

  2. 2

Enter orders as they come in

File number, address, client, report due date and the appraiser. Leave the fee blank and the client's standard fee fills in.

  3. 3

    Move them along

Appraisers update the status from their phone; trainees log hours; the office watches the dashboard for late reports and unpaid fees.

Questions from firms still tracking orders in a spreadsheet

What is appraisal tracking software?
Software an appraisal firm uses to keep its own pipeline of orders: who sent each one, the fee, the inspection appointment, the report due date, revision requests and whether it's been paid. It's different from appraisal management software that lenders and AMCs use to hand out orders, and from report-writing software like TOTAL or ACI. AppraisalQueue is the order tracker for the firm doing the work.
Does it import orders from Mercury, Reggora or AMC portals?
No. Orders are entered by hand (about a minute each) or by the office coordinator. It's built for firms taking tens of orders a month, not hundreds, and it keeps working the same whichever portals your clients use. Client lists import from a CSV file.
Does it write the appraisal report?
No. Keep your report-writing software. AppraisalQueue tracks the order around it: the inspection, the due date, the revision request and the payment.
How does the trainee experience log work?
Each trainee logs the date, the order, the task (inspection, comps and analysis, report writing, review) and the hours. The entry goes to their supervising appraiser, who signs it off. Signed entries are locked. Export the log to CSV to fill in your state board's experience log form; every state has its own form, so the export is your data, not the board's form.
Can appraisers see other appraisers' orders or the fees for the whole firm?
No. An appraiser sees only the orders assigned to them, and a trainee only the orders they're helping on. Clients' standard fees and the unpaid list stay with the owner and the office coordinator.
Does it send license renewal reminders?
It tracks each appraiser's license number and expiry date and lists licenses expiring in the next 60 days on the dashboard. It doesn't send reminder emails.
What happens after the free trial?
For 14 days you can use every feature with no card. After that your orders stay readable and exportable, and adding or changing records needs a plan. Plans start at $19 a month for a solo appraiser.
